How to separate and dispose of garbage
Garbage separation rules and collection days are determined by region.
Japan has very strict rules regarding garbage disposal, so be sure to follow the rules.
Consideration for noise
People are very conscious about noise in Japanese homes, so be careful about the sounds of daily life at night.
As a general rule, night parties are prohibited.
Rules for using common areas
Do not throw trash in the hallways or entrances.
Placing objects is also prohibited.

Location and access
Please consider the access to the school when choosing. By setting a wide range of areas, it will be easier to find your ideal room. If you use a bicycle, you can search a wide area.
Rent and initial costs
To sign a contract for a rental property in Japan, there is an initial fee. Specifically, you will need money such as (first month's rent, deposit, key replacement fee, insurance, guarantee company contract fee), etc. These amounts are approximately 3 to 5 months' worth of rent. (about 120,000 yen to 200,000 yen)

emergency contact
You will be asked to decide in advance who to contact in the event of an emergency such as a disaster.
Emergency contacts must be Japanese.
Identification
Passport required.

Property Viewing
After viewing the room, if you have any questions or concerns, please feel free to ask our staff.
Rental application
Once you have decided on the property you wish to rent, please submit the application form so that we can stop the listing for the room. We will send you the electronic application form via SMS, so please complete the form on the same day.
Please note that cancellations or changes to the room number cannot be accepted after submitting your application.
Tenant screening
There will be a screening conducted by the rent guarantee company. Approval from them is required to proceed with the contract.
Determination of the Contract Date
You will need to decide the start date of the contract. The start date of the contract is the day the keys are handed over (the date the rent begins)
Important Matters Explanation
An important matters explanation will be conducted via video call by a licensed real estate agent. You can listen to the explanation from the comfort of your home without needing to visit our office. The process will take approximately 30 minutes.
Contract Execution
You will conclude the contract via electronic contract. No need to visit our office; everything can be completed from home. There are no tedious tasks like signatures or seals, as with traditional methods.
Payment of the Contract Fee
We will send you a PDF of the invoice for the contract fee along with the contract documents. You can choose to pay either by bank transfer or credit card.
Please note that credit cards cannot be used for monthly rent payments (only bank transfers or automatic withdrawals are accepted).
Lifeline Contracts
Please contact the electric company, gas company, and water authority.
Key Handover
We will hand over the keys to your room. You can choose the delivery method: either by mail or in person at our office.
- Please note that if there are any deficiencies in the contract documents or if the contract fee has not been paid, we will not be able to hand over the keys.
- For in-person handover, please understand that we cannot deliver the keys outside of our office.
If you prefer delivery by mail, please provide the delivery address and your preferred delivery date (please note that we may not be able to accommodate your request).
Move-in
After you move in, please take a moment to check the room, and if you notice any equipment malfunctions or issues, feel free to contact us.
Please note that there may be minor scratches or stains in some rooms, but rest assured that we have taken photographs of the room's condition before your move-in and kept them on file.
